The Brief
The project involved the remodelling of an existing five bedroom residential duplex that was over thirty two years old. Located in Garki, one of the first districts developed in Abuja, the structure is among the earliest residential buildings constructed in the area.
The client’s intention was not to demolish or radically alter the building, but to retain it as a five bedroom duplex while transforming it into something entirely new. The brief was to take an aging residential structure, one that had become a relic of the city’s early development, and reimagine it as a modern home that could stand confidently within today’s Abuja.
Key requirements included full home automation, ample parking space, and a complete upgrade of the building’s functionality and presence, while respecting its original form and context.
Our Approach
Our approach was rooted in respect for both the structure and its place in the city’s history. Rather than erase the building’s identity, we focused on understanding its existing form, limitations, and strengths before introducing new interventions.
Design decisions were made to work with the original structure, strengthening and reorganising spaces where necessary while preserving the core layout. Circulation, spatial clarity, and modern living requirements guided the redesign, ensuring the home could support contemporary use without feeling imposed or disconnected from its past.
Automation and modern systems were integrated deliberately, allowing the building to function seamlessly as a modern residence while maintaining architectural coherence.
The Build
Benarc handled the full remodelling, construction, and finishing of the project. Structural upgrades were carried out where required to support longevity and safety, alongside a complete modernisation of services and building systems.
Careful coordination ensured that new installations, finishes, and automation systems were integrated cleanly into the existing structure. External works included the provision of ample parking, ensuring the property functioned efficiently within its urban setting.
The Outcome
The completed project retains its identity as a five bedroom duplex while standing as a modern residential landmark. What was once an aging structure has been transformed into a contemporary home that reflects current standards of comfort, technology, and design.
The project demonstrates how disciplined remodelling can extend the life of historically significant residential buildings, allowing them to evolve meaningfully while remaining rooted in their original context.
